Having window frames (windows and doors) replaced in Belgium costs between €750 and €1,000 per m² for uPVC, including HR++ (high-performance double) glazing and fitting, excluding VAT. For all the window and door frames of a terraced house in uPVC, expect €15,000 to €22,000.
At Bouwsector België our own contractor teams replace the frames, and our plasterers and painters then finish the inside straight away. You will hear your exact price after a visit or in your quote, following the free consultation.

These factors determine what your frames cost:
the number of frames and their sizes;
the material and the colour;
opening parts, such as a tilt-and-turn window, as opposed to fixed glass;
the glazing: HR++ or triple;
the location: for frames on an upper floor scaffolding is sometimes needed, which is hired in separately and adds to the cost;
the interior finishing around the new frames.
If you have very old windows and doors, have them checked for asbestos before they are removed.

The quality of the frame often matters more than the material. Choose windows and doors with a low U-value and ask for it per element in your quote. For technical guidelines you can turn to Buildwise, the Belgian construction research centre.
For glazing, triple insulates better than HR++. It is mainly a good choice for windows on the shaded side of your home. The lower the U-value, the less heat is lost.
Grants exist in Belgium for insulating glazing and other renovation work, and they differ by region: in Flanders the Mijn VerbouwPremie (since 1 March 2026 only income categories 3 and 4 still receive a grant for all works), in Brussels the Renolution grants and in Wallonia the primes habitation. The work usually has to be carried out by a registered contractor. Check the current conditions on vlaanderen.be or with your region.
What needs doing inside after replacing window frames?
When an old frame is taken out, the wall around it is often damaged. The reveals, the sides of the window opening, then have to be finished again: plastered or finished with a trim, with a crisp corner and a coat of paint.
We charge for that finishing using the fixed prices from our price list:
Interior finishing
Price
Reveals and walls plastered ready for painting, materials included
€ 22.99 per m²
Corner beads
€ 16.00 per linear metre
Priming and painting walls, RAL 9010 or 9016, 1 coat
€ 18.99 per m²
Painting timber window frames on the inside, 5 to 7 metres
from € 99.99
Call-out charge
€ 99.99, one-off
Small-job surcharge, under 50 m²
€ 249.99
Prices from our 2026/2027 price list, valid from 1 September 2026. Prices exclude VAT.
At Bouwsector België, finishing the reveals around eight new windows in this example comes to €931.80 of work, excluding VAT.
We assume 10 m² of reveals and 32 metres of corner: plastering 10 × €22.99 = €229.90, corner beads 32 × €16.00 = €512.00, priming and painting 10 × €18.99 = €189.90. The measurements are an assumption.
If you only have those reveals done, it is a job under 50 m². A €249.99 surcharge and €99.99 call-out charge are then added, €349.98 in total on €931.80 of work. If you include the reveals in a job of 50 m² or more, for example plastering walls during a renovation, the surcharge no longer applies.
uPVC and aluminium frames do not need painting. We do not paint uPVC. We paint timber frames on the inside at the prices you also see under painting window frames and doors. Exterior painting is always on request.
Isn’t it better to have old timber frames restored?
If the wood is still sound, yes. Painting is then much cheaper than replacing. Peeling paint alone is not a reason to replace a frame.
Replacing mainly pays off if the wood is rotten in several places, if it still has single glazing, or if the windows are draughty and close badly. If you are renovating or insulating anyway, that is a logical moment.
If you are unsure, have it assessed before you choose. On the outside we look at the wood first, because the price depends on wood rot and the condition of the substrate. That is why exterior painting is always on request with us.
In the consultation we set the two routes side by side: restoring or replacing, with what each costs and what it delivers.
How does replacing your window frames work?
Enquiry. Request a quote or call us on weekdays between 9:00 and 17:00. Tell us how many windows and doors, their approximate sizes, the material you want and the year your home was built.
Free consultation. We discuss material, glazing and finishing. You then receive a plan and a quote.
Permit. Replacing windows and doors can require a permit, especially on the street side, for protected heritage or if the shape, material or dimensions change. What is allowed depends on your region and the regulations of your municipality: check with the planning department.
Measuring up. If you agree, we measure up and check the walls. The final price and the schedule are then fixed.
Production and fitting. Public overviews quote a delivery time of 4 to 12 weeks. Fitting a window takes 4 to 8 hours, a whole house 1 to 5 working days.
Interior finishing. Our plasterers and painters finish the reveals and walls.
The structural work is done by four in-house contractor teams of four people each. The finishing is done by our 97 in-house tradespeople: 40 wallpaperers, 32 plasterers and 25 painters. We are also currently renovating 150 shops.
You pay nothing upfront: 50% on the first working day, once all materials are on site and we have started, and 50% on completion. We work throughout Belgium.
If the windows and doors are part of a larger renovation, we can also take on the complete renovation of your home as your contractor, with a single point of contact.
