Ceiling wallpapering with renovation fleece

Geert Jan Hendrik, director of Bouwsector BelgiëBy the Bouwsector België team, 97 in-house tradespeople · reviewed by Geert Jan Hendrik, director · updated

Having a ceiling wallpapered with renovation fleece costs €26.49 per m² at Bouwsector België, including sanding, pasting, caulking and one coat of paint in RAL 9010 or 9016, excluding VAT. You choose it when a ceiling keeps showing hairline cracks or seams after painting: the fleece hides them, which paint alone does not.

What does ceiling wallpapering with renovation fleece cost?

Ceilings have one fixed price per m², with no sliding scale. The Intervos renovation fleece, the paste and the Sigma paint are all included. Sanding is always part of the job, even though it is not listed separately in the description.

Ceiling wallpapered with renovation fleece and paintedPrice per m²
One coat of paint in RAL 9010 or 9016€26.49
Surcharge for a second coat in RAL 9010 or 9016€5.99
One coat of paint in a RAL colour of your choice€27.99
Surcharge for a second coat in a RAL colour of your choice€8.99

Prices exclude VAT. For a home over 10 years old this is usually 6% VAT, otherwise 21%. The VAT rate is shown in your quote.

In most rooms the ceiling area equals the floor area. A 12 m² bedroom therefore costs 12 × €26.49 = €317.88. A 30 m² living room comes to 30 × €26.49 = €794.70, both with one coat in white. You can work out how many strips and rolls that takes in how much wallpaper you need.

Want to calculate it for several rooms? Use our m² calculator. We take the exact measurements during the site survey.

Renovation fleece, painting or plastering: what does your ceiling need?

Not every ceiling needs wallpapering. If the ceiling is flat and intact, painting is the simplest and cheapest finish. Renovation fleece becomes worthwhile as soon as there is something to hide that paint alone does not hide.

FinishPrice per m²Suited to
Painting a ceiling, 1 coat€13.99A flat, intact ceiling that only needs a fresh colour
Spray-painting a ceiling, 1 coat€14.99Large flat ceilings, for example in an empty new-build home
Plastering a ceiling, ready for painting€23.99A ceiling that really needs levelling, or a textured layer that has to go
Ceiling wallpapered with renovation fleece and painted€26.49Hairline cracks, visible seams and a ceiling that can still move

The difference lies in what happens after a few months. Paint follows the substrate: if a crack appears in the ceiling, the paint layer cracks with it. Renovation fleece bridges small cracks, so you do not see them again after painting.

That is why we often choose it in new builds. A new home settles and shrinks during its first years. Plasterwork is hard and cracks along with it, on the ceiling too. Renovation fleece hides those shrinkage cracks, and for larger irregularities a repair layer goes underneath first. These shrinkage cracks in a new home are usually normal, but you do not want to see them on a ceiling.

If renovation fleece is not needed, you can also have a ceiling simply painted, opt for spraying instead of rolling or have a ceiling plastered smooth.

Can’t you see there is wallpaper on your ceiling?

No, not with properly pasted and painted renovation fleece. The strips are butted tightly together, not overlapped, and the matt paint layer turns them into one even surface.

A ceiling is more demanding than a wall, though. Light from a window rakes across it at an angle, and that raking light shows every bump or step. That is why the substrate counts for so much here, and why we use a matt paint that reflects little light.

What renovation fleece does not do: straighten a crooked or wavy ceiling. The fleece follows the shape of what lies beneath it. And can you see the seams in renovation fleece? Not if the strips are butted tightly and a matt coat of paint goes over them.

What needs to be done to your ceiling before the renovation fleece goes on?

Renovation fleece belongs on a substrate that is firm, clean, dry and reasonably flat. During the site survey we look at what each ceiling needs. If the ceiling is very absorbent, priming before wallpapering is the first step.

  • Concrete ceiling slabs. The V-joints between the slabs, which you often find in a 1960s house, are too deep to hide with renovation fleece alone. They are filled first, otherwise they show through the fleece as long lines.
  • Plasterboard ceiling. Joints and screw heads must be flush and the boards are primed, so the paste bonds evenly everywhere. For renovation fleece on plasterboard this is the most important condition.
  • Loose paint or old sprayed finish. Whatever comes loose is removed. Renovation fleece only bonds as well as the layer beneath it.
  • Textured ceiling. A coarse grain pushes through the fleece. Such a ceiling is first plastered smooth.
  • Larger cracks or holes. We repair those first. Renovation fleece bridges hairline cracks, not open cracks.

Any preparation needed appears as a separate item in the final quote after the site survey. That way you know where you stand in advance.

How does ceiling wallpapering work with us?

The work is done by one of our 40 in-house wallpaper hangers, for example Kai or Illias, who have been wallpapering with us for 5 years. They are part of a team of 97 tradespeople that also includes plasterers and painters. If the ceiling first needs plastering or filling, we schedule that ourselves in the right order.

  1. Phone consultation. A project manager goes through your ceilings and the schedule with you, free of charge.
  2. Quote within 24 hours. You receive a free quote in which the price per m² is fixed, calculated from a price indication.
  3. Site survey. If you agree, we come round. We measure the ceilings and check the substrate, including seams and hairline cracks.
  4. Final price and schedule. You get a fixed price per m², with any preparation as a separate item.
  5. Preparation. The room should be as empty as possible. We cover the floor and frames, sand the ceiling and make it dust-free.
  6. Pasting and caulking. We paste the strips tightly together and caulk the joint between ceiling and wall, so no gap or shadow line is left.
  7. Painting and handover. Once the paste is dry, we apply one coat of paint, or two if you choose that. Then we walk through the ceiling with you.

If you also have the walls wallpapered, that happens in the same job: a complete home in renovation fleece is pasted, caulked and painted in 3 days, plus the drying time of the skim coat if that is needed first. Our wallpapering work carries a 1-year guarantee.

We work throughout Belgium, in Flanders, Brussels and Wallonia. We also carry out the site survey at your home anywhere in the country. In a new-build home we also look at how the ceilings have been finished, because that determines whether they need filling or plastering first.

If you also have renovation fleece put on your walls, that happens in the same job, at the sliding-scale price for walls. And if you want to have your whole home finished with wallpaper, you can choose from all the types we install.

FAQ

Frequently asked questions

Does the ceiling have to be wallpapered too if the walls get renovation fleece?

No, that is not necessary. If the ceiling is flat and free of cracks, painting is enough; that costs €13.99 per m² for one coat, excluding VAT. If the ceiling shows hairline cracks or seams, renovation fleece gives a calmer result.

Can you wallpaper a ceiling with non-woven wallpaper?

Yes. Renovation fleece is a non-woven wallpaper designed to be painted over, and that is what we install on ceilings. The fleece is cut to size when pasting, so the strips butt tightly together.

What does a second coat of paint on a wallpapered ceiling cost?

In white, RAL 9010 or 9016, a second coat costs an extra €5.99 per m². In a RAL colour of your choice it is €8.99 per m². A second coat is mainly needed for a dark or strong colour. Prices exclude VAT.

How is the edge between ceiling and wall finished?

We caulk the joint between ceiling and wall. Caulking is included in the price of the package. That way no gap or dark line is left where the ceiling and wall meet.

Can renovation fleece go on a ceiling that has already been painted?

Yes, provided the old paint layer is firmly attached. A chalky or loose layer is removed first, because renovation fleece only bonds as well as the layer beneath it. We test that during the site survey.
